Serving Wood Village, OR

Your Paving Contractor in Wood Village, OR

Smooth Rollin’ Sealcoating and Paving works in Wood Village, the small city between Fairview and Troutdale just north of Gresham. At under a square mile it is one of the most compact cities in Oregon, and our shop is close enough that a site visit here costs us almost nothing, which is reflected in how we quote small jobs.

Wood Village was built as a company town for workers at the Reynolds Aluminum plant in Troutdale, incorporated in 1949, and much of the original housing stock is still standing. That history is the single most useful thing to know about paving here, because it means a large share of the driveways in this city went in around the same time and are reaching the end of their service life together. A driveway from that era was often built with a thin base by modern standards, or on subgrade that was never properly prepared. When those fail they usually need rebuilding rather than resurfacing, and we would rather tell you that than sell you a sealcoat that buys one season.

Nearby we also serve Troutdale, OR, Fairview, OR, Gresham, OR and Sandy, OR. See every city we cover on our service areas page.

Why Choose Us

The Smooth Rollin' Advantage in Wood Village

We deliver exceptional results backed by transparent pricing and a commitment to quality.

We Know the Housing Stock

A lot of Wood Village went in as company housing from 1949 onward, and driveways of that vintage were often built with thin bases on unprepared subgrade. When they fail they need rebuilding, not resurfacing, and we will say so.

We Are Minutes Away

Our shop is in Gresham, immediately south of you. A site visit costs us almost nothing, which means we can quote small jobs properly instead of loading them to cover travel.

We Take the Jobs Others Turn Down

Small patches, single-bay driveways, awkward shared access. In a city under a square mile most jobs are small, and we take them at fair prices rather than pricing them away.

One Crew From Grading to Final Stripe

One team from excavation through striping. Everything we install in Wood Village carries a 1-year warranty on our workmanship.

Our Promise

Quality You Can Count On

Every job in Wood Village gets the same crew, the same materials and the same walk-through, whether it is a single driveway or a full commercial lot.

Our Services

Complete Asphalt Services in Wood Village

We offer a full range of asphalt paving and maintenance services to keep your property safe and looking its best.

Fresh asphalt being laid and compacted on a suburban property

New asphalt driveways and parking areas across Wood Village. A driveway starts well below the surface: excavation, a graded and compacted aggregate base, drainage that moves water off rather than holding it, then asphalt laid and rolled at temperature. On Wood Village properties the base and the grading do most of the work. Get those right and the driveway lasts; get them wrong and no amount of surface quality saves it. We handle new construction, full replacements where a driveway has failed, and commercial paving for parking areas and private access.

On existing asphalt, sealcoating and crack sealing are what keep water out of the base, and in east Multnomah County that is most of the battle. Sealcoat blocks UV, rain and vehicle fluids, and brings the color back. Crack sealing is the higher-value of the two: sealing a crack while it is a quarter inch wide costs a fraction of repairing the pothole it turns into. We will tell you honestly when a Wood Village surface is still worth maintaining and when it has gone past that point.

Parking stall lines being painted on a suburban lot

Parking lot layout and restriping for Wood Village businesses, including ADA stalls and access aisles to current requirements, fire lanes, crosswalks, numbered stalls and custom stencils. A lot striped to the wrong dimensions is non-compliant no matter how clean the paint looks, so we lay it out properly rather than tracing over whatever was there before. We also install speed bumps, wheel stops, signs and posts.

Potholes, spreading cracks and edges that have started to break up all get worse quickly once water is in the base. We handle crack sealing, patching, saw-cut and full-depth repairs, grinding, and base repair on Wood Village driveways and lots. Timely repair is the cheapest work in this trade, and we would rather do a repair now than a replacement in three years.

Cisco and his guy did a great job patching in asphalt for us. He is attentive and hardworking, and the results speak for themselves. We will have them back out once the weather warms back up to seal coat all the asphalt for a much smoother and cleaner look. Can’t wait. If you have any kind of paving needs, do not hesitate to reach out to Cisco, you’ll be happy you did.

They were quick to show up and bid the job. Once the bid was accepted, they showed up quickly and got the job done. They took their time to do a good thorough prep and cleaned up everything at the end of the job. Very professional and courteous. Highly recommend.

Couldn’t be happier. They showed up on last minute notice and far exceeded our expectations with their attention to detail and level of care for our homes driveway. Before, the driveway was a mess, but after Smooth Rollin’ Sealcoating and Paving was done our driveway was more functional and looked incredible. I’ll definitely use for more projects down the road.

Cisco and team did incredible job on my 20 year old driveway. They spent almost 2 days in prep and asphalt repair sealing all the cracks. Final cost looks amazing but really need it to heal up before turning wheels on it. Hard workers in the heat of the day. Highly recommend them!

Cisco and his crew did a great job on the asphalt patching that I requested. He responded to my Angie’s request almost immediately and was at our home that afternoon to take a look at the work to be done. His bid was lower than that of other contractors that I contacted. Cisco was responsive to text messages and phone calls. I had him do some extensive seal coated after seeing the quality of his work. I’ve worked with many contractors in my nearly fifty years as a homeowner, Cisco is in my top three list. Friendly and easy to work with.

FAQ

Frequently Asked Questions

Answers to common questions about paving and asphalt work in Wood Village.

Sometimes, but often not, and it is worth checking before you spend money. Driveways from the original company-town construction were frequently built with a thin base on subgrade that was never properly prepared, because that was normal practice then. Resurfacing puts good asphalt over a bad foundation and the new layer cracks in the same places within a couple of seasons. We will look at what is underneath and tell you honestly which option you have.

Yes, and we will quote it fairly. Our shop is in Gresham, a few minutes south, so a Wood Village site visit costs us very little. That means we do not need to load small jobs with travel time the way a company driving in from across the metro does. Small patches and single driveways are normal work for us, not something we price to avoid.

Paving installs a new asphalt surface. It is the right answer for new construction, or for a driveway or lot whose base has failed and cannot be saved from the top. Sealcoating is preventative maintenance: a protective layer applied over existing asphalt that shields it from UV, rain and vehicle fluids. Paving builds or rebuilds the surface, sealcoating protects one that is still sound. Neither substitutes for the other.

Every two to three years for most Wood Village properties, and crack sealing whenever a crack appears rather than on a schedule. Our regional rainfall is the reason the interval is shorter here than in drier parts of the country. Water getting into the base is what ends asphalt, and sealcoat plus crack sealing is what keeps it out. New asphalt is the exception and needs to cure before its first coat.

Normally within about 24 to 72 hours depending on temperature and how thick the section is, and we give you a specific answer for your job before we leave. Full curing takes considerably longer. For the first several weeks avoid parking in the same spot for long periods, turning the wheels of a stationary vehicle, and putting down jack stands or trailer jacks without a board under them.
