It enters through a crack, saturates the base, the base loses the ability to carry load, and the surface above it breaks up.
Sealing a crack while it is a quarter inch wide costs a small fraction of repairing the pothole that crack becomes, and a fraction again of rebuilding the section that pothole eventually takes with it. We would rather do a repair for you now than a reconstruction in three years. Where a surface genuinely has failed structurally and repair is no longer honest, we will say so and point you at new paving instead.

A crack is not a cosmetic problem, it is an opening. Water running through it saturates the aggregate base, which then flexes under traffic instead of supporting it. Almost every pothole in the metro started as a crack somebody left alone through one wet winter.
Potholes, lifted edges and broken-up surfaces are genuine liability on a commercial property and a real nuisance on a residential one. Repair removes the hazard, and on a business property it removes the claim that comes with it.
Damage spreads outward from wherever water is getting in. A single failed patch left for a season becomes several square yards of alligator cracking, and at some point the economics flip from repair to full-depth reconstruction.
A pothole filled with cold mix and no base work reappears within months. Doing it properly means saw-cut edges, inspecting and repairing the base underneath, tack coat for adhesion, hot mix, and compaction. That patch stays fixed.

Potholes are a safety hazard and they grow every time a vehicle hits them. We clean out all loose debris and water, saw cut back to sound material, repair the base where it has failed, apply a tack coat so the patch bonds rather than sits, fill with hot mix and compact it level. Done that way the repair is permanent rather than seasonal.
The highest-value maintenance in this trade and the most commonly skipped. Sealing cracks keeps water out of the base, which is what prevents the pothole forming in the first place. We clean and route cracks where needed and fill with hot-applied sealant that stays flexible through freeze-thaw rather than cracking away in the first cold snap.
For alligator cracking, isolated deterioration or a section that has broken up, we cut clean straight edges around the damage, remove the failed material, inspect and repair the base underneath, then place and compact hot asphalt. Straight saw-cut edges bond far better than ragged broken ones, which is why the patch holds.
When the problem is under the surface rather than in it, patching the top is wasted money. We excavate the failed section, remove unsuitable saturated material, rebuild and compact the aggregate base, and correct whatever was letting water in. This is the repair that actually fixes recurring potholes.
Standing water on asphalt is a countdown. We find where water is arriving from and where it needs to go, then correct it through regrading, targeted resurfacing to remove the low spot, or installing drainage. Fixing the surface without fixing the water just resets the same clock.
Precise grinding and saw cutting for repairs, surface transitions and overlay preparation. Clean edges make stronger bonds and repairs that are much less visible. We also grind down lifted sections and correct transitions where a driveway meets a street, garage or walkway.

Almost always because the base underneath was never repaired. A pothole is the visible end of a base failure, not the failure itself. Filling the hole with mix and compacting the top puts a good surface over ground that still cannot carry load, and traffic breaks it out again within months. A permanent repair means saw-cutting back to sound material, excavating and rebuilding the base, and fixing whatever is letting water in.
It is the single best-value work in this trade. A crack is the path water takes into your base, and base saturation is what causes potholes, alligator cracking and eventual reconstruction. Sealing a crack costs a small fraction of repairing the pothole it becomes and a tiny fraction of rebuilding the section. The best time to seal a crack is the season it appears.
Some of it, yes. Crack sealing and certain patching methods can be done in cold weather, and an emergency pothole repair to remove a hazard is often better done immediately than left until spring. Full-depth hot mix repairs need warmer, drier conditions to compact properly. We will tell you honestly whether a given repair should be done now or whether a temporary fix now and a proper repair in spring is the better spend.
When the damage is structural and widespread rather than localized. Alligator cracking spread across the whole surface, edges that have dropped, ground that moves under a vehicle, or repeated potholes returning across multiple areas all point at a base that has failed generally. At that stage patching is money spent on a surface that is going to need rebuilding anyway, and we will tell you so rather than take the work.
For a genuine hazard on a commercial property we will do our best to get out quickly, because a pothole in a customer parking area is a liability question as much as a maintenance one.
