Portland Team
Smooth Rollin’ Sealcoating and Paving serves Estacada, about thirty miles southeast of Portland on the Clackamas River, with the Mount Hood National Forest starting immediately north and east of town. We run out from our Gresham shop and work the town itself, the properties along the river, and the acreage spreading into the foothills.
Most of what we do in Estacada is long. Rural properties here have driveways measured in hundreds of feet rather than tens, often on a grade, frequently through trees, and that changes the job in a specific way: on a long driveway, drainage is the entire problem. A short suburban driveway can survive imperfect grading because there is not enough length to collect much water. A four-hundred-foot approach on a slope collects a great deal, and if it has nowhere to go it runs down the driveway, gets under the edge, and takes the base with it. We grade the length, crown where it helps, and cut relief where the water needs to leave.
Nearby we also serve Sandy, OR, Molalla, OR, Happy Valley, OR and Oregon City, OR. See every city we cover on our service areas page.

Over a few hundred feet on a grade, water is the thing that destroys the driveway, not traffic. We grade the full length, crown where it helps, and give runoff somewhere to leave before it gets under the edge.
Rural Estacada properties see delivery trucks, equipment and sometimes log trucks. We build the section for the heaviest vehicle that uses it rather than for the family car.
One team from excavation through the finished surface. Everything we install in Estacada carries a 1-year warranty on our workmanship.
A long driveway is a big number and it deserves a clear proposal. Base, drainage and surface are itemized so you can see the tradeoffs and decide.
Every Estacada job gets the same crew, the same materials and the same walk-through, whether it is a short driveway or a quarter-mile approach.
We offer a full range of asphalt paving and maintenance services to keep your property safe and looking its best.
New driveways and yard surfaces for Estacada properties, including the long ones. On rural ground the job is mostly base and drainage: a run of a few hundred feet collects a great deal of water, and ground that was farmed or logged before it was built on behaves differently from a graded subdivision lot. We assess subgrade, excavate and compact a base sized for the vehicles that use the property, crown and grade the length so water leaves, then pave. We also handle commercial and yard surfaces where equipment rather than cars is the design load.
Sealcoating and crack sealing keep water out of the base, which on Estacada ground is the whole battle. Sealcoat shields the surface from UV, rain and vehicle fluids and brings the color back. Crack sealing is where the real value sits: a crack sealed at a quarter inch wide costs a fraction of the pothole it turns into, and on a long driveway a single unsealed crack can undermine a surprising stretch of base. We will tell you plainly when a surface is still worth maintaining.
Striping and layout for Estacada commercial properties, churches, schools and event parking: ADA stalls and access aisles to current requirements, fire lanes, crosswalks, numbered stalls and custom stencils. We also install speed bumps, wheel stops, signs and posts, and lay out overflow and gravel-edge parking where a property needs organized capacity a few times a year rather than every day.
Potholes, spreading cracks and broken edges get worse fast once water is into the base, and on a long Estacada driveway a small failure can undermine a long stretch before anyone notices. We handle crack sealing, patching, saw-cut and full-depth repairs, base repair and drainage correction. Timely repair is the cheapest work in this trade, and we would rather do a repair now than a replacement in three years.
We make your asphalt project as simple and transparent as possible.

Answers to common questions about paving and asphalt work in Estacada.
Drainage, mostly. Over a few hundred feet, particularly on a grade, the driveway collects a serious volume of water, and if there is no path off the surface it runs the length, gets under the edge and undermines the base. We grade the full run, crown it where crowning helps, and cut relief points where water needs to leave. The asphalt itself is the last and least difficult part of the job.
Often yes, and on a long rural approach it is frequently the sensible way to do it. The usual approach is to pave the section nearest the house or the section that gets the worst use first, and leave the remainder in gravel until the budget allows. We build the transition properly so the joint does not become the failure point, and we plan the drainage for the finished full length rather than just the part being paved now.
Paving installs a new surface and is the right answer for new construction or a failed base. Sealcoating is preventative maintenance over asphalt that is still sound, protecting it from UV, rain and vehicle fluids. On a long rural driveway the economics differ from a suburban one: sealing the whole length is a real cost, so we will tell you honestly whether the whole run needs it or only the sections that are actually weathering.
Every two to three years for most Estacada surfaces, with crack sealing whenever a crack appears rather than on a schedule. Our rainfall is why the interval is shorter here than in drier parts of the country. On long driveways the sections that need attention first are usually the ones under tree cover and the low points where water sits, and it is often sensible to treat those rather than the whole length every cycle.
Usually 24 to 72 hours for cars depending on temperature and thickness, and we give you a specific figure before we leave. If your property sees delivery trucks, equipment or stock trailers, hold those back longer, because heavy weight on asphalt that has not fully hardened leaves permanent ruts. For the first several weeks also avoid turning the wheels of a stationary vehicle and putting stands down without a board underneath.
